Home and condo prices across Southwest Florida continue their steady decline in April 2025, with significant drops extending from the Tampa Bay area to Naples markets. According to the real estate research firm Homes.com, the average home price fell again in Sarasota/Bradenton, Tampa Bay and the Fort Myers and Naples markets. The downward trend shows Tampa down 2.7% over this time last year to $365,000. Fort Myers saw a 7% year-over-year drop to $376,000. Sarasota/Bradenton and Naples saw far steeper drops, with the median home price falling 13.8% from a year ago to $405,000 in Sarasota and 14% from a year ago to $620,000 in Naples. Meanwhile, Ocala's housing market presents a contrasting picture with modest stability and growth potential. The median sales price for homes in Ocala reached $311,809 in April 2025, maintaining a healthy 97% list-to-sale price ratio, indicating a balanced market where sellers are still receiving close to asking price. Sales activity remains robust with 767 units sold in March 2025 and 694 in April 2025, representing a significant 16.33% year-over-year increase in the first quarter. The market composition shows single-family homes continue to dominate the Ocala real estate landscape, accounting for 81% of all residential transactions in April 2025, with 283 new homes for sale in Ocala, Florida. Unlike Southwest Florida's declining prices, Ocala demonstrates resilience with moderate appreciation and a more balanced inventory situation for both buyers and sellers.
